Market Reality

India’s hotel market is strong. That is not the same as your hotel being profitable.

Every market summary for India’s hotel sector in 2025 leads with occupancy gains, RevPAR growth, and branded pipeline expansion. Those are sectoral averages. They describe the total. They do not describe your asset.

An independent hotel owner reading those figures needs to perform one translation: what does a 68% national occupancy number mean for a property running at 54%, in a market where the top three OTAs take 22% commission, and where payroll has grown faster than room rates for the past two years?

The right response to strong market data is to ask a sharper question: is my hotel growing with the market, or am I holding a flat position inside a growing sector? One of those is a business. The other is a slow margin problem.

Strong sector data is useful context for conversations with lenders, owners’ associations, and brand representatives. It is not a substitute for understanding whether your specific asset is earning enough to justify its cost of capital.
