Five-star rates in the headlines, a different decision at your desk

← Back to Perspectives

Headline ADR figures are averages across branded luxury and upper-upscale hotels in major metros. They include properties with 200+ rooms, high F&B contribution, and yield management teams running dynamic pricing across 12 channels.

The independent midscale owner is pricing in a different market. Your competitive set is three to five properties within a short drive, with similar room product and overlapping OTA presence. That is where your rate ceiling actually sits.

Use market data to understand direction — whether rates are firming or softening — not to set your own rate. The right rate for your hotel is the one that fills rooms at a margin above your cost of acquisition and delivery.

An owner who benchmarks against five-star metro averages is not setting a rate. They are guessing. The discipline is to know what your direct competitors charged last Saturday, and price accordingly.
